Nordhaus represents a short list of properties we believe in: architecture with clear lines, honest materials and locations that hold their value for generations.
Founded in München in 2009, we work across three cities with a team of fourteen. We decline more mandates than we accept: if a property doesn't meet the standard, it doesn't carry our name.
For buyers, that discipline means every viewing is worth your time. For sellers, it means your home is presented next to its equals, never lost in a catalogue.

Three to five properties, each visited by us first. Private viewings at your pace, including off-market homes that never reach the portals.
We handle price, terms and due diligence (structural reports, land registry, energy certificates) and tell you plainly when to walk away.
Notary, handover protocol, utilities transferred. You get the keys and one number to call for anything, for as long as you own the home.
For buyers, our commission is the standard split provision, typically 3.57% incl. VAT, only due on a successful notarized purchase. Viewings, shortlists and negotiation support cost nothing. If you never buy, you never pay.
Yes, roughly a third of our transactions are off-market. Owners of exceptional homes often prefer discretion. Registered clients receive these quietly, matched against their brief, before any public listing is considered.
We don't sell financing, but we work with three independent brokers who compare across 400+ banks. Most of our clients have a financing certificate within ten days, which is also the strongest card you can hold in a negotiation.
From accepted offer to notary appointment: usually 4–6 weeks. The land register entry follows some weeks later, but keys and possession typically transfer at payment, roughly two months after the handshake. We manage every date in between.
Preparation. Before your home is seen by a single buyer we complete valuation, documentation, photography and staging consultation, the same standard you see on this site. Then we approach our registered buyers first. Well-prepared homes sell faster and closer to asking.
